  • New Tenant! P.Happi joins Base One | Sciopolis

12 May 2026 New Tenant! P.Happi joins Base One Second Tenant announced: P.Happi® A pioneering UK women’s health startup is bringing microbiome-based manufacturing to our North Acton Innovation Hub Base One from July 2026 — a different sector to our first tenant, but the same story of science moving from research into scale. We’re delighted to announce P.Happi ® a pioneering UK women’s health startup developing microbiome-based products, as the second company to take up space at our new Innovation Hub at Base One, 1 Portal Way, North Acton. P.Happi ® will establish laboratory facilities at 1 Portal Way to scale the production of its patented microbiome-based active ingredient, Bdellovibrio bacteriovorus (B.Y.M. ® 1405) a naturally occurring bacterium at the heart of the company’s consumer health range. The move marks a critical step in P.Happi ® ’s evolution from research-led startup into a manufacturer capable of supporting more women with its intimate health solutions, while remaining embedded in the Imperial College London ecosystem. “P.Happi ® ’s journey is a strong example of how science-led ideas can progress from early research into real-world impact. Chiara founded the company within the Imperial ecosystem, and it’s exciting to see P.Happi® now taking the important step into manufacturing at Sciopolis. This is exactly the kind of transition we aim to support — enabling talented founders to stay connected to Imperial while gaining the space and infrastructure needed to scale responsibly.” Graham Hewson, Head of Incubation & Prototyping Spaces, Imperial College London From lived experience to a manufacturing-ready company P.Happi ® was founded by Dr Chiara Board , a scientist-turned-entrepreneur with a PhD from Imperial College London. The company began from a lived problem rather than a piece of technology: a frustration with the lack of innovation in women’s intimate health, where recurrent issues such as UTIs are too often managed with short-term interventions rather than approaches that support long-term microbiome balance. Founded within the Imperial innovation ecosystem and supported by Imperial Incubator, Imperial Enterprise Lab and the WE Innovate programme, P.Happi ® has since raised backing from leading investors including Mithril Capital, Calm/Storm, Firstminute Capital, Active Partners and SOSV. Its products are now sold at Boots and Pharmacy2U. After amazing reviews, and the company selling out of product, the next chapter is scaling its manufacturing. From its lab at Base One, a small team will produce the active ingredient powder that sits at the core of P.Happi ® ’s product range. Producing on site allows the company to scale responsibly, maintain quality, and reduce reliance on a single external manufacturing partner. “You can have great innovation, but if it stays on the bench it never reaches people who can benefit from it. Frustrated by my own health journey, our mission has always been to bring meaningful innovation into women’s health and empower women with solutions they can easily access and use to better support themselves. Manufacturing is the step that turns science into impact. Being able to manufacture at Sciopolis Base One, in a space that fully understands how scientists operate and is backed by Imperial, gives us the confidence to scale production without unnecessary risk or disruption, and to support more women with their intimate health.” Dr Chiara Board — Founder, P.Happi ® Why manufacturing is the missing middle The UK has world-class science, but too often it gets stuck at the bench. Scale-up infrastructure and commercial translation are where things break down, and that’s exactly the gap we are aiming to close. For a company at the production stage, the requirements are practical: cost-effective lab space that fits the margins of a scaling business, shared equipment that reduces capital outlay and a stable home that won’t disappear in twelve months. With Imperial College London behind Base One, (previously known as 1 Portal Way), Sciopolis offers the kind of long-term commitment that matters when you’re housing critical equipment and planning a production run rather than a pilot. As Chiara says: “I can’t afford to move equipment around - there’s always a risk something breaks. Knowing that Imperial is behind this gives me the confidence that the space won’t fold or vacate next year and we have a home to continuously produce and grow. Staying part of that great ecosystem matters.” Part of a growing cluster P.Happi ® ’s arrival places them inside Imperial’s emerging Old Oak Innovation Cluster , part of WestTech London. They join Ki 13- our first tenant, announced in March- as part of a community of up to 30 science and technology scale-ups that Base One is designed to support. The cluster also includes Imperial’s nearby advanced manufacturing site, Grapht Works , a 9.6-acre industrial estate situated 5 minutes away from Base One, that is being repurposed for prototyping and pilot-scale manufacturing. The proximity allows tenants to move easily between laboratory and office space at Base One and larger production facilities a short walk away. Different sector, same challenge Where Ki 13 is tackling clean energy and P.Happi ® is advancing women’s microbiome health, the underlying challenge they share is the same: getting from research into reliable, repeatable production without leaving London or the network they grew up in. That’s what Base One is built for: 55,000 sq ft of fully fitted CL2 laboratories and flexible offices, with shared amenities, a café, and direct connections to Imperial Incubator’s support and network through an on-site Lab Manager. No upfront capital investment, and the stability of a hub developed in partnership with Imperial College London. “P.Happi’s arrival demonstrates the breadth of innovation Sciopolis is designed to support. While operating in a very different sector to our first tenant, the challenge is the same — supporting ambitious science-led businesses as they move from innovation into manufacturing. Sciopolis exists to enable that transition in a stable, cost-effective environment that allows companies to grow without leaving London.” Charlie Mitchell, CEO, Sciopolis More to come: want to join us? We’ll be announcing more tenants in the weeks ahead as we count down to our June opening. If your company is looking for space to grow, check out what lab space we have available and, if it looks interesting to you, we’d love to talk . • Base One: open for business! | Sciopolis

3 July 2026 Base One: open for business! We are open for business! Base One (previously known as 1 Portal Way), North Acton, London Base One , Sciopolis's new science and technology hub developed in partnership with Imperial College London, has officially opened its doors. After an 11-month retrofit, a purpose-built 55,000 sq ft home for science and deep-tech is open, with our first tenants already moved in. (Likely) the most cost-effective labs in London Inside is an Innovation Hub built to match ambition: 24 ready-to-occupy CL2 labs, 29 flexible offices, bright workspaces and flexible event areas , all designed for focus and breakthroughs, cost-effective and backed by Imperial. P.Happi and Ki 13 have already moved into their labs, with Sandy, their trusted on-site Lab Manager from Imperial Incubator, facilitating the settling-in and getting the common equipment rooms in good shape. Built by/for this community This building was never just for us. It's for the scientists, founders and makers of North Acton, Park Royal and beyond, the wider community we're proud to now call neighbours. We can't wait to welcome people in to see the space, walk the labs and meet those already working here. So much of the community is built into the space: exterior and sculpture by David Samuel , shelves by Blast Studio and furniture (and pretty much all the molecules in the building) from the POW workshop in Park Royal. Book your summer here: no better place for it Hot desks, meeting rooms and event space are all bookable now, tenant or not, and with the next heatwave set to hit London in the coming days, we're eager to host anyone looking for a dynamic space, a sense of fun and proper aircon! That's alongside our food activation at Base One Cafe with our great partner, the Genuine Dining Company, starting tonight with our first BBQ and continuing into next week with a whole week of food extravaganza. And they'll be with us for the long run, supplying our community with well-priced, nutritious and varied food choices. They'll be able to cater for all types of events, so put them to the test in the coming weeks. Want to spend the summer with us? ● Hot desks: available for a day, a week, or the whole summer ● Meeting rooms: fully fitted and ready for pitches, workshops or team days ● Event space: the space that hosted our own launch is ready for whatever comes next ● Garden: bookable for BBQs or for informal meetings Start here. Stay here. Base One is five minutes from Grapht Works, Imperial's advanced manufacturing site, a pairing of R&D next to manufacturing space that's genuinely unique for Zone 2 London. From lab to pilot plant in five minutes. Several visitors have already told us how incredible this proximity is, and how it may change the trajectory and speed of commercialisation for the companies based here. And did we mention how well connected everything is? Every single visitor says the same thing: “this was so much easier to get to than I thought,” as they rock up fifteen minutes early for every meeting. This is just the beginning. Our formal launch follows in September, but there's no need to wait until then. The building, and this community, are open now. Get in touch to book a tour, pop in for a coffee (from next week, our coffee machine is working on all cylinders), or spend the day with us with a hot desk, a meeting room, or the event space. We've also just welcomed Anna to Reception! She's Polish, speaks fluent Norwegian and would love a chat in either language if you're in the area. The team here can't wait to welcome you in. www.sciopolis.co.uk/baseone

  • London Spinouts: we are building space for you | Sciopolis

28 Nov 2025 London Spinouts: we are building space for you Spinouts continue to grow as a mighty Asset Class This month, spinouts have been everywhere , cropping up in reports, events, and the press. No longer niche curiosities tucked away in university corridors, spinouts are emerging as a distinct asset class, blending academic credibility with commercial scalability. Investors are beginning to treat spinouts not just as startups, but as a new category of investment, one that blends science, capital, and resilience. Across London, Europe, and beyond, spinouts are reshaping how we think about innovation and economic value creation. Three reports released in November underline the growing strength of UK spinouts: London’s Life Sciences: spinouts at the core The MedCity Life Sciences Companies to Watch 2025 Report, released at London's Life Sciences Week, revealed a striking fact: 56% of the highlighted companies are spinouts . This isn’t just a statistic, it’s a signal that Universities are proving to be fertile ground for commercial breakthroughs, particularly in life sciences, and spinouts are also a dominant share of London’s innovation pipeline. Additionally: 56% are spinouts : a dominant share of London’s innovation pipeline. The Knowledge Quarter & White City are where the majority are based Commercial traction : spinouts are attracting capital faster than traditional startups. Spinouts are not just participating in London’s Life Sciences ecosystem; they are defining it. Deep Tech 2025: spinouts as a superpower The Dealroom Deep Tech Report 2025 , in partnership with the Royal Academy of Engineering, dedicates an entire chapter to spinouts, and makes some striking points. Spinouts are not just numerous, they’re disproportionately valuable. While they account for 34% of deep tech startups, they represent 37% of total enterprise value, punching above their weight in terms of economic impact. Additionally: They make up 43% of the startups that raised $10 million+ funding . Photonics (64% spinouts) and Quantum (58% spinouts) are the deep tech sectors with the strongest academic ties.. Switzerland & UK dominate Europe’s spinout ranking The Dealroom European Spinouts Report 2025 reveals staggering numbers: deep tech and life sciences spinouts across Europe are valued at $398 billion , creating over 167,000 jobs . Additionally: UK universities (Oxford and Cambridge) claim the two top spots with three others in the top ten (UCL, Imperial and University of Bristol). Switzerland has three locations in the top 10. Value creation by spinouts is accelerating The UK leads for spinout value creation , followed by Germany, Switzerland and France Sciopolis: building the workspace London spinouts need At Sciopolis, we believe spinouts deserve more than recognition, they need space to scale and develop their ideas. That’s why we are building cost‑effective, ready‑to‑occupy lab and office spaces in London at Base One, in partnership with Imperial - and soon in other locations. But this isn’t just about (or for) Imperial spinouts. We want the best biotech, quantum, cleantech, AI spinouts from across London’s universities — UCL, King’s, Queen Mary, Brunel and beyond — to come together in our hubs. By clustering talent, ideas, and capital in shared spaces, we are going to create an environment where spinouts can collaborate, accelerate and ultimately scale. Now is the time to act. If you’re building a spinout, or supporting one, or want to invest in the next cohort of exciting spinouts - join us at Base One Get in touch to bring your venture into our hub, collaborate with London’s brightest minds, and help shape the future of innovation under one roof.

  • Looking for Labs? Here's 5 pitfalls to avoid | Sciopolis

5 Feb 2026 Looking for Labs? Here's 5 pitfalls to avoid As scaleup companies transition out of incubators and into dedicated lab space, the stakes get higher. The right environment can accelerate growth, attract top talent, and unlock funding. But the wrong space? It can drain resources, limit flexibility and slow progress. We’ve seen brilliant innovators trip up, not due to a lack of vision, but because lab space presents a complex and unfamiliar landscape. The opportunity cost of spending months navigating costly configuration missteps is often hidden, but very real. To help founders avoid these setbacks, we’ve identified five common pitfalls to watch out for. Overdesigning Your Lab Space It’s tempting to design the “perfect” lab: state-of-the-art equipment, high-spec finishes, and every possible contingency covered. But overdesigning can lead to unnecessary costs and underutilised space. Why it happens: we often plan for our ideal future state, not our current needs. We may also assume investors expect a polished, high-tech environment. What to do instead: Focus on what’s essential for your current stage. Modular layouts, standard lab designs, shared facilities, and scalable infrastructure can offer flexibility without locking in high upfront costs. Think MVP—Minimum Viable Premises Overpay for Lab Fit‑Out Many innovators are navigating commercial real estate for the first time. Without market knowledge or negotiation experience, they may end up with inflated rents or unfavourable terms. Why it happens: Urgency to move, lack of benchmarking data and unfamiliarity with lease structures can lead to poor decisions. What to do instead: Talk to peers, advisors, or specialist consultants. Benchmark against similar companies. Alternatively, consider ready-to-occupy lab space that grows with you: letting you leapfrog construction delays/costly mistakes and focus on your science. Choosing an Inflexible Lab Lease Full Repairing and Insuring (FRI) leases can seem like a solid commitment, but they’re often rigid and long-term. Many scale-ups outgrow their space faster than expected, leaving them stuck or facing costly exits. Why it happens: FRI leases are standard in commercial property, and founders may not realise the implications until it’s too late. What to do instead: Look for flexibility. Managed lab spaces, short-term licenses, or leases with break clauses can give you room to grow—or pivot—without penalty. Underestimating Hidden Costs The headline rent is just the beginning. Fit-out costs, service charges, consultant fees, dilapidation liabilities, and extra square footage requirements can quickly inflate your budget. Why it happens: These costs are often buried in the fine print or emerge late in the process. Navigating these costs often requires specialist advisors—adding both complexity and expense. What to do instead: Ask for a full cost breakdown upfront. Work with a legal advisor who understands lab space. Alternatively, opt for an all-inclusive model. When you compare apples to apples—including hidden costs—it may be more affordable than an FRI lease and will demand far less of your bandwidth. Choosing Lab Space in the wrong location or ecosystem Lab space isn’t just about technical specs, it’s about being in the right ecosystem. The right location can attract talent, investors, collaborators and visibility. The wrong location can make all of the key issues an awful lot harder. Why it matters: Proximity to universities, hospitals, innovation clusters and transport links can dramatically impact recruitment, partnerships, and funding. What to do instead: Choose a location that aligns with your mission and community: being part of a vibrant innovation district can open doors that no amount of spec can. Choosing Laboratory Space Is a Strategic Decision Choosing lab space is more than a real estate decision, it’s a strategic investment in your company’s future. By avoiding these five common mistakes, innovators can secure space that supports growth, attracts talent, and builds resilience. If you're navigating this journey and want to avoid the pitfalls, Sciopolis is here to help. We’re building infrastructure designed for scaleups: flexible, affordable and embedded in thriving ecosystems. Why choose Sciopolis Labs Base One labs in London, North Acton

  • October - Monthly Update | Sciopolis

6 Oct 2025 October - Monthly Update Saying Yes to Talent, Chairs and Sustainable Stories September was a month of movement across campuses, communities and conversations. Our Oyster cards and Lime bikes got a workout. From immersive college labs to mustard chairs and air ducts in listed buildings, we saw how small actions and shared values can unlock real momentum. And in Old Oak, the story is gaining speed. Building Talent Pipelines: College Visits We began the month at North Hertfordshire College, thanks to our partners at CK Group. From GMP-ready labs and VR sets to reconstructed hospital wards, the facilities were a powerful reminder of how education and industry can co-create the skills our economy needs. Later, we visited West London College’s Ealing campus, hosted by Daljit Singh Bains and Julie Claridge. Specialist labs and immersive rooms showcased the depth of local talent being developed. These visits are part of our commitment to connect enterprise with education, building future tenant pipelines at One Portal Way while giving students a glimpse of science in action right in their community. We feel very strongly about our duty and opportunity to make an impact on this. Gamification with Purpose: Imperial’s Digital Media Lab We also visited the Digital Media Lab at Imperial College London, where digital media, VR games and immersive STEM experiences are designed to inspire the next generation. What stood out most was the team’s grounded approach. Technology was treated as a tool, not a trend. Huge thanks to Daniel Mitelpunkt and Robyn Lowe for the tour. Plenty of inspiration as we shape our own digital space at One Portal Way, and hopefully we will work with this talented team in the near future. Circular Economy in Acton: A Chair Exchange At 8am, Panji Kaonga from Fabulr Studios collected surplus mustard chairs from One Portal Way, North Acton (AKA Old Oak). By 9am, they were already in use at Scale Space, part of the White City Innovation District. A small but powerful example of circular economy thinking and a reminder of how close we are to our friends at White City. These everyday exchanges build bridges between hubs, between people and across WestTech London’s growing innovation community. Sustainability in Labs: Learning with I2SL We joined the I2SL General Meeting and Summer Party, co-hosted by Pioneer Group and Oxford Properties, for a first look at the transformation of Victoria House in The Knowledge Quarter. The standout feature was air handling units suspended on bridges, with visible ducts threading through Grade II listed architecture. A striking blend of heritage and modern lab design. Sensibly Sustainable #1 : Reuse First Our reuse-first approach is gaining traction. From sinks to chairs to whiteboards, we are re-homing and reusing as much as we can. Given the success of our approach and the feedback we re getting, we’ve launched the first blog in our Sensibly Sustainable series 👉 Read #1: Reuse First here Let us know what you think and share ideas we could pilot next! LEAP Incubator Opens: Optimism in Action LEAP, the new incubator at ARC in Hammersmith powered by Imperial Incubator, is now open. It’s an ode to optimism with inviting design, a roof terrace and access to world-class facilities. A single bench at LEAP connects scientists to a mighty network, and with the LEAP Pass two lucky startups could get it for free, for a year! Apply now. In just a few months, we’ll open our own hub at One Portal Way, with Imperial Incubator , and we can’t wait to link tightly with this network of innovators. Onsite On Tuesdays.. Strategy moves into execution at One Portal Way. We’re building a space that works hard for our future tenants and we’re thrilled by the interest we are getting. Want a tour? We’re usually onsite on Tuesdays, and have plenty of hard tops to share! Just ask Charlie, Cat or Zara to show you around the building and the area.

  • Base One (previously 1 Portal Way) officially opens today | Sciopolis

9 Sept 2026 Base One (previously 1 Portal Way) officially opens today Base One is London's newest science and technology hub. Owned by Imperial College London and operated by science specialists Sciopolis, Base One is unlocking the future of British advanced manufacturing through the adjacency of affordable R&D facilities and industrial space. Base One (previously 1 Portal Way) launches today offering a blueprint for the growth of advanced manufacturing in Britain by supporting high-growth scientific companies to scale in the UK. The 55,000 sq ft innovation hub offers affordable, high-quality, ready-to-occupy labs and offices for deep tech companies and aims to solve the ‘space problem’ for innovators who have often struggled to find flexible, cost-effective spaces that can adapt with their businesses as they progress from R&D to prototyping and production. Base One, in London’s North Acton, is part of Imperial’s Old Oak Innovation Cluster and sits at the heart of WestTech London, a place-based innovation ecosystem, established and anchored by Imperial, which brings together world-class research, global talent, industry and infrastructure to create jobs, attract investment, drive growth and cement the UK’s position as a leader in science and technology. Base One has been designed for established science ventures which are entering their next stage of growth – whether Imperial spinouts or science-based ventures from anywhere else. Base One’s facilities support ongoing R&D and product development, as well as prototyping and early-stage manufacturing. It is located alongside Grapht Works, Imperial’s dedicated advanced manufacturing facility for companies moving into pilot, demo and commercial manufacturing. Together, these two innovation facilities create a new hub for advanced manufacturing, with innovators able to move seamlessly from lab bench to factory floor – supporting the UK’s mission to reinvent its industrial heritage for the modern age. Howard Dawber, Deputy Mayor for Business and Growth, said: “West London is fast becoming a leading centre for science, technology and advanced manufacturing, and Base One is a fantastic addition to the growing innovation cluster at Old Oak and Park Royal. By giving pioneering companies the affordable, flexible space they need to move from research and development to production, Base One will help more businesses start, grow and scale in London—creating good jobs, attracting investment and supporting a new era of British manufacturing, as we build a better, more prosperous London for everyone.” Base One is open to innovative companies from all science sectors, ranging from biotech to chemistry, cleantech, advanced materials, AI and beyond. The hub offers the expertise of specialist landlord Sciopolis, on the ground support from Imperial Incubator’s lab manager, as well as connection to Imperial’s innovation ecosystem. All occupiers will benefit from connections to Imperial’s world-leading experts and academics, a pipeline of exceptional STEMB graduate talent, access to specialist equipment and facilities, as well as a network of connections to founders, funders and collaborators. Base One occupies a strategic location in a growing innovation area, Old Oak Innovation Cluster. It is minutes from Imperial's White City Campus and Hammersmith Hospital Campus, and borders Park Royal Industrial Estate, London's largest industrial estate, which currently employs more than 40,000 people and has more than a century of manufacturing heritage. It sits within the wider regeneration of Old Oak, the largest regeneration opportunity in London, which is to be transformed by the Old Oak Park Royal Development Corporation and the future Old Oak Common superhub, which will connect HS2, the Elizabeth line and GWR, making it the UK’s third busiest station and offering unique connectivity to innovation clusters across the UK including in Birmingham, Bristol, Oxford and Cambridge. As Base One launches, it welcomes its third occupier Nanomox , who will manufacture and commercialise their pioneering high-transparency zinc oxide, designed for use in mineral sunscreens, cosmetics, rubber and electronics, from the hub. Nanomox joins existing occupiers including women’s intimate health company P.Happi® , sold in Boots, which is manufacturing its microbiome-focused products and Ki 13 , the award-winning cleantech company which has created the world’s most cost-effective solution for converting abundant biomass into green hydrogen and biogenic CO2. Hugh Brady, President, Imperial College London: “As we welcome Base One into WestTech London we strengthen our contribution to the UK’s network of national innovation assets, supporting a truly vibrant innovation ecosystem that’s competitive with the very best in the world. Starting from our base in West London, we are enabling a genuinely national asset, with strong links and partnerships to innovation clusters across the UK, such as the West Midland’s manufacturing base for robotics, AI and deep high-value supply chains, and centres of research excellence in Harwell, Oxford, the Bristol Innovation Arc, Cardiff, and beyond.” “For too long high-growth companies have struggled to find the space they need to scale in the UK”, said Charlie Mitchell, CEO of Sciopolis. “We are responding to this pressing need by creating quality, affordable and read-to-occupy options that enable companies to remain in London, supported by a university-connected in an environment that is engineered for growth. Base One and the wider Old Oak Innovation Cluster are a blueprint for advanced manufacturing in Britain.” “Base One is the only destination in London that enables us to start manufacturing whilst remaining in an ecosystem built for our stage of growth, where we can scale up production alongside likeminded companies solving similar problems.” Said Dr Francisco Malaret, Founder and CEO of Nanomox. “Scaling out of the lab and into hardware engineering for the first time is challenging, Base One and its adjacent advanced industrial site enables us to be co-located with other innovators at similar stages to share learnings,” said Koji Muto, Co-founder and CEO of Ki 13. “North Acton delivers everything we need at this crucial stage in our growth – accessibility, affordability and flexibility.” "We're proud to have our Lab Manager onsite at Base One, supporting every innovator who moves in. Imperial Incubator has always backed early-stage companies: with our presence at Base One, we can now stay with them through the delicate scaling stage too, offering our technical and network expertise as they take their next step" said Graham Hewson, Head of Incubation and Prototyping Space, Imperial College London.
